CONCRETE PAD FOUNDATIONS

Number and size fitted according to ground conditions. Pour suitable concrete and backfill. Pressure treated timber frame on a DPC sits on the concrete pads. Sub floor OSB to include joists, soles plate, 65mm high density insulation with radon barrier in floor. Bathrooms finished with concrete floor.

STRUCTURE, WALLS, ROOF AND CEILING

Frame 6x2 CLS. Internal studs 4x2 rough, 11mm OBS with expanded mesh for plasterwork, tyvek breathable membrane, 0.15k door aerfles insulation, 2x1 treated, 32mm x plaster external finish. Plaster internal finish. Internal walls stud framework with plaster finish. Trim, architrave and skirting. 80mm high density insulation in wall.
Internal ceiling to be finished in plasterboard. Roof to be constructed using flat black concrete roof tiles on 2x1 treated battens. Breathable roofing membrane on rafters applicable to the span. 300mm fibreglass insulation to be fitted between the rafters ensuring adequate ventilation at all eaves and roof surfaces. Eaves/facia to be timber with PVC outer finish fixed to rafter ends. Black moulded uPVC rainwater goods to all collection areas. Square down pipes to all downfall gullies.

DOORS & WINDOWS

1 single door—1 mtr and 1 solid internal door x 2100mm. 1 1500mm x 900mm window frame, double glazed with one side opening.
 

PLUMBING, HEATING & BATHROOM

Installation of all necessary plumbing pipework and fittings. Sanitary ware and tile to first and second fix to create wet room including mosaic dished floor. Tiles, adhesive, grouts and trims. Floor tiles to R11 non-slip rating. Wall mounted basin, lever taps. WC suite, seat & cover. Thermostatic care shower, shower seat, grab bars and devon (folding) rail, sealed globe light.
